The Jade Hills villas are being built inside City Gate Compound in the 5th Settlement, on the land of the project developed by Qatari Diar, which covers around 2000 feddans. These villas are chosen by those who want a large home with a private entrance and yet don't want to be far from services, since the project includes a central park of 1 million m², a golf course, a sports club, international schools, a medical complex and a business district.
Five villas are currently available in Jade Hills, City Gate, with built-up areas between 423 and 714 m² and prices between 70.39 and 182.42 million EGP, all offered unfinished. This means the buyer receives the unit as a bare shell and oversees the interior finishing personally, setting its level and cost as they wish. Delivery falls on 30 September 2030 for four villas, and on 28 April 2030 for the fifth.

What sets one villa apart from another here?
By size, the villas fall into three groups: two villas of 423 m², two villas of 565 m², and one villa of 714 m². The villas have between 4 and 6 bedrooms and between 6 and 8 bathrooms, but the differences between units within the same group are striking:
- The 6-bedroom villa with a garden and roof terrace in the 423 m² group costs about 4.87 million EGP (around 6.9%) more than the 5-bedroom villa. The data lists a 174 m² garden and a 75 m² roof terrace for the first, and nothing of the kind for the second.
- The 4-bedroom villa in the 565 m² group costs about 139.97 million EGP, while the 5-bedroom villa of the same size costs about 117.45 million. So the first is about 22.5 million (19%) more expensive even though it has fewer bedrooms. The data does not explain why, and it may come down to the location, the view or the model; the sales team explains it.
- The 714 m² villa alone has a 59 m² roof terrace, and the earliest delivery date.

Payment schedule
The announced plan starts with a down payment of 5% of the price, which is half of the 10% that some developers require. The instalment is described in the listings as "annual" over 8 years, and equals 2.5% of the price of each villa. The following figures show what was announced for each unit:
- 423 villa (5 bedrooms): down payment 3,519,500 EGP, instalment 1,759,750 EGP.
- 423 villa (6 bedrooms): down payment 3,763,000 EGP, instalment 1,881,500 EGP.
- 565 villa (5 bedrooms): down payment 5,872,500 EGP, instalment 2,936,250 EGP.
- 565 villa (4 bedrooms): down payment 6,998,500 EGP, instalment 3,499,250 EGP.
- 714 villa: down payment 9,121,000 EGP, instalment 4,560,500 EGP.
These figures show only the size of the down payment and the announced instalment, and it is not clear from them whether it is annual or quarterly, or how the rest of the price is paid. So the sales team provides the full payment schedule for the specific villa before booking.
